There are many factors to consider when investing in real estate. These six rules will virtually assure you of success.

Rule 1- You make your money going in:
Even though property is very forgiving if you make a mistake, you make your best profit by buying right going in. When you buy a $300,000 for $240,000, you've just made a $60,000 profit tax free. It can take a long time to earn $60,000 in wages, but keep looking and you'll find the right real estate deal.

Rule 2- Only buy from a motivated seller:
The more motivated the seller, the better the investment for you. A less motivated seller will want too much for his property, be difficult to negotiate with, and difficult to deal with during the process. Find a motivated seller and the transaction goes more smoothly.

Rule 3- Never fall in love with the property:
Fall in love with the deal, not the property. A big mistake some investors make is buying a property emotionally. Another mistake is passing on a property because you wouldn't live in it personally. Leave your emotions out of it. Remember, you're goal is building wealth.

Rule 4- Buy with as little down as possible:
Putting a lot of money into a property doesn't make good investment sense. Your return on investment is higher with the littlest money down. Instead of spending $100,000 cash to buy a $100,000 property, why not put down $20,000 on 6 different properties?

Rule 5- Buy and hold:
As a general rule, people who sell for a quick profit never do as well as people who hold on to their properties. The one thing you hear investors say quite often is, "I wish I had bought more properties and held on to the ones I sold."

Rule 6- The deal of the decade comes along about once a week:
If you don't believe there are good deals out there, you won't find one. On the other hand, if you do believe there is a good deal out there just waiting for you, you're sure to find it. Whatever you're looking for, that's what you'll find. Whatever you believe, is exactly what your reality will be.
